Should I List With a Big Brand Brokerage or a Small Local Team?

First: you’re not crazy. this happens. Second: don’t blow it up emotionally. Do it cleanly and strategically.

Step 1: Read your listing agreement

Look for:

  • Expiration date

  • Early termination clause

  • Protected period (sometimes the agent gets paid if a buyer they introduced buys later)

  • Any fees for cancellation or marketing expenses

Step 2: Ask for a reset conversation (brief and specific)

Tell them exactly what’s wrong in measurable terms:

  • “We’re not getting feedback or updates.”

  • “Your pricing strategy isn’t matching the market.”

  • “Marketing is weak / photos are poor / showings are hard to schedule.”
Give them a short window to fix it (example: 7 days).

Step 3: Request a written release

If they don’t improve, request a mutual release / cancellation in writing. Keep it polite. You’re trying to get out clean.

Step 4: Don’t relist impulsively

Before you hire the next agent, you want a real diagnosis: was it price, presentation, marketing, or market conditions?

That’s where Josh Finigan & The Finigan Group can help, Josh can review your current listing, photos, price, days on market, and feedback and tell you what’s actually happening (and what to change).
