First: you’re not crazy. this happens. Second: don’t blow it up emotionally. Do it cleanly and strategically.
Step 1: Read your listing agreement
Look for:
Expiration date
Early termination clause
Protected period (sometimes the agent gets paid if a buyer they introduced buys later)
Any fees for cancellation or marketing expenses
Step 2: Ask for a reset conversation (brief and specific)
Tell them exactly what’s wrong in measurable terms:
“We’re not getting feedback or updates.”
“Your pricing strategy isn’t matching the market.”
“Marketing is weak / photos are poor / showings are hard to schedule.”
Give them a short window to fix it (example: 7 days).

Step 3: Request a written release
If they don’t improve, request a mutual release / cancellation in writing. Keep it polite. You’re trying to get out clean.
Step 4: Don’t relist impulsively
