Here’s a seller interview script you can use. I’m going to show ideal answers, and what Josh Finigan & The Finigan Group would say when they’re being straight with you.
Q1: “How will you price my home?”
Ideal answer:
“We’ll use recent closed sales, active competition, and buyer behavior in your micro-market. I’ll give you a price range, a recommended list price, and a plan for what we do if showings or offers don’t hit targets in the first 7–14 days.”
Q2: “What’s your marketing plan?”
Ideal answer:
“Professional photos, a listing that’s written to convert online clicks into showings, syndication everywhere buyers shop, targeted social promotion, and direct outreach to buyer agents. Then we track traffic and feedback so we can adjust fast if needed.”

Q4: “How do you negotiate repairs after inspection?”
Ideal answer:
“I protect your leverage. We prioritize safety/major issues, push back on cosmetic asks, and use credits strategically when it makes sense. My goal is to keep your net high and get you to closing with minimal drama.”
Q5: “How will you communicate?”
Ideal answer:
“You’ll have a clear cadence: updates after showings, weekly strategy check-ins, and immediate calls when decisions are needed. No disappearing. No confusion.”
If an agent can’t answer these clearly, that’s your sign.
