1. The System's Age Is the Whole Story

Ask the seller for service records and the name of their HVAC company. A folder of maintenance receipts is one of the most reassuring things a seller can hand you. Silence, or we never really had it serviced, tells you something too.

Buyers ask about brands, but professionals ask about sizing. An HVAC system has to match the home's square footage, insulation, and layout. Undersized systems run constantly and never quite catch up on a July afternoon. Oversized systems short-cycle, cooling the air fast but shutting off before they dehumidify, which in Charlotte's humidity means a house that feels clammy at 72 degrees.

Signs of a sizing problem include rooms that never match the thermostat, a system that seems to turn on and off constantly, and humidity that lingers. If the inspection raises the question, an HVAC evaluation before your due diligence window closes is money well spent.
