Massey is a master planned community just off Fort Mill Parkway, Highway 160. Builders started here in 2009 and finished out the neighborhood just a couple of years ago, so you will find a wide variety of homes across different ages, sizes, and builders. Our clients who live here tell us the same thing: it is perfect for families with younger kids who want a strong amenity package and that resort lifestyle at a great price.
The amenities are the true standout. Massey has a two story clubhouse with a fitness center, a junior Olympic pool, a lazy river, a waterslide, and a splash zone, plus playgrounds and trails woven throughout the community. No other community in Fort Mill matches this lifestyle for the price.
Pricing covers a huge range, and it depends on the age of the home, the size, and the builder. Homes start around $500,000 for a smaller 2,000 square foot home and run over $900,000 for homes offering 3,500 square feet or more. The average sale price in Massey over the past year was $696,000.

4. Regent Park
Established, affordable, and closest to Charlotte
Regent Park is the northernmost community in Fort Mill, right off Regent Parkway near Carowinds. Our clients who want the Fort Mill school district but still want to be as close to Charlotte as possible gravitate here, especially if they prefer a more traditional, established neighborhood. Homes are a little older, and they come at a great price compared to the newer communities in town.
And it is big. Regent Park consists of about 18 different neighborhoods all under one name, with homes going back to the 1980s from a long list of builders. That makes it the most established community on this list by miles, and it gives you real variety: single family homes, condos, and townhomes. Like Massey, it comes with a fully loaded amenity package, including a pool, tennis and basketball courts, walking trails, and playgrounds.
One thing to clear up. Some sites still list Regent Park as a golf course community, and it is not anymore. The golf course sold back in 2016 and is being redeveloped for residential use. On pricing, you will find the widest range on this list because of the mix of housing types and ages. Townhomes and condos start around just $100,000, while single family homes can run well over $750,000 in the larger brick sections like Prestwick. The average single family sale price over the past year was $546,000.

Homes here went up mainly from the late 2000s through the mid 2010s, built by a handful of different builders, so you will find semi-custom options alongside full custom homes. Expect traditional architecture, mature trees, and wider lots than any other neighborhood on this list. Amenities include community pools, a tennis complex, and a full clubhouse, plus the golf club itself, which offers family memberships. And unlike Regent Park, this golf course is still open.
Home prices range from $700,000 all the way up to $1.8 million for the stunning full custom homes on the course itself. The average sale price over the last year was $1.2 million. One thing to know before you fall in love: the golf club membership is optional and an additional fee on top of the HOA dues the neighborhood charges.

Waterside at the Catawba sits on the west side of Fort Mill, right near the Catawba River, and it is one of the newer master planned communities in town. This one is perfect for families who love being outdoors. You get river access, wooded lots, and trails right outside your back door. If you would rather spend family weekends hiking and on the water than floating a lazy river, this is your neighborhood.
Homes were built here between about 2015 and 2022, and you will find a mix of townhomes and single family homes running from about 1,600 square feet up to over 5,000 square feet, with wooded settings, mature tree lines, and modern floorplans throughout. The neighborhood leans nature-focused, but the amenities are still strong: a clubhouse, fitness center, pools, sports courts, and trails, with green space woven through the whole community. This amenity package is second only to Massey.
Pricing starts around $325,000 for townhomes and goes well over $1.15 million for the larger single family homes. The average single family sale price over the past year was $611,000. One quick note before you commit: Waterside is a little farther from I-77, so you will be a bit farther from Charlotte's city center if you commute day to day.

1. Baxter Village
The walkable flagship that started it all
Baxter Village is the flagship of Fort Mill, South Carolina. This is the walkable master planned community that started all the rave about living in Fort Mill in the first place, and it is where we filmed this video. If you love walkability, Baxter Village is the place for you. It has a town center right inside the neighborhood, and you will see people walking, running, even golf carting between the amenities, homes, and the restaurants and shops.
The vibe here is what wins people over. You have Charleston style homes, which is very unique to the Charlotte area, with front porches, alley garages, mature tree lined streets, and sidewalks everywhere. The town center on Market Street holds restaurants, shops, a library branch, and a YMCA. On top of that, the amenity package includes two community pools, tennis courts, and parks and playgrounds throughout the neighborhood.
Homes in Baxter Village do sell at a premium. Townhomes start around $375,000, and single family homes can go well above $1.4 million. Over the past year, the average single family sale price was $841,000. But you get what you pay for. This is one of the only places, not just in Fort Mill but in the whole Charlotte area, where you can walk your kid to elementary school, walk to dinner, and walk to the library.
There is a trade-off you really need to know about. Homes here sit on much smaller lots than any other neighborhood on this list, so you give up some privacy and yard space. In return, you get a lifestyle almost nothing else in the region can match.
