Mortgage rates are rising, housing inventory is climbing, and one in every three Charlotte listings has taken a price reduction. What is actually going on here, and is now a good time to move?
This August 2026 update walks through the numbers behind the Charlotte, NC housing market. We will cover mortgage rates, the Fed's latest decision, housing inventory, sales stats, where home prices are heading, and what all of it means whether you are buying or selling.
What Are Mortgage Rates Doing?
Since April, mortgage rates have been steadily increasing. They have climbed about a third of a point since April and a little over half a point since their lows back in March. Right now they are hovering around 6.6%, and they are still rising.
That may not sound like a huge move, but the math adds up fast. A buyer who could afford a $655,000 home in March can now only afford a $615,000 home. Same income, same down payment, but $40,000 less purchasing power.
This is why we watch rates so closely. People do not buy for price point, they buy for payments. Every 1% swing in mortgage rates changes a buyer's purchasing power by about 10%. When rates drift up for months at a time, it reshapes what buyers can offer and how sellers need to price.
Why Won't the Fed Cut Rates?
The Fed met again on July 29th and decided against cutting rates. That makes five meetings in a row with no rate cut.
The decision was not unanimous. The vote came in at 9 to 3, and the three dissenting members did not want a cut either. They actually voted to raise rates. Their reasoning was that inflation is still running higher than they would like, and the economy still looks too strong to justify a cut.
So if you have been sitting on the sidelines waiting for rates to drop before buying a house, you are probably going to be waiting for quite some time. Nothing in the Fed's posture suggests relief is coming in the near future, which means elevated rates are likely here for a while.
How Much Inventory Does Charlotte Have?
Housing inventory in the Charlotte market is still climbing. In Mecklenburg County, inventory currently sits at 4,403 homes, a 9.5% increase year over year. There are simply more homes on the market at any given time than there were a year ago.
Those homes are also sitting a little longer. The average days on market is now around 41 days, up 20.6% year to date. More homes plus longer market times is a real shift from the frenzied pace Charlotte sellers got used to over the past few years, and it is starting to show up in prices.
Are Charlotte Home Prices Dropping?
The pressure from rates and rising inventory is showing up in list prices first. According to Redfin.com, around 33% of Charlotte listings have had to reduce their price at least once. Buyers are also negotiating harder once an offer is on the table. On average, homes in Charlotte are selling for about 96.5% of asking price this year. With a median sales price of $470,000, that means buyers are getting over $16,000 off list price on average.
So where does that leave prices overall? The average sales price in Mecklenburg County in July was $655,000, and that is the average. The median was $470,000. That wide gap tells us the luxury end of the market is really carrying things right now.
Zooming out, home prices have still appreciated about 3.3% year over year. But they did drop month over month, falling by about $20,000 from June to July. Which Charlotte Neighborhoods Are Up or Down?
Charlotte as a whole only tells part of the story, so let's look at some particular markets. What we found may surprise you. You would think the premium neighborhoods would be bulletproof through the craziness in the overall economy, and the reality is they are not. Ballantyne home prices are down by about $22,000 year over year, and SouthPark is in the same boat, with its average sales price down by about $55,000 year over year.
Meanwhile, some markets are still seeing price appreciation. Over in Steele Creek, the average sales price is $457,500, up about 1.22% year over year. Huntersville is up about 2.4%, with an average sales price right around $560,000. And in Cornelius, near Lake Norman, the median sales price has gone from around $590,000 to nearly $700,000.

This is one of those unique markets where some areas are struggling more than others and some are doing just fine. We continue to see a lot of buyers move out to the suburbs surrounding Charlotte. And with all that said, the Charlotte housing market remains a lot more resilient than many other areas of the nation, for one big reason. People keep moving here. Around 157 people a day are moving to the Charlotte area. A growing city with that much movement and development is insulated from a lot of what is happening nationally.
Should You Buy a Home in Charlotte Right Now?
If you are considering buying, here is the honest take. Waiting on the sidelines for rates to drop may be a fruitless endeavor. Rates have risen continuously over the past few months, the Fed keeps holding firm, and elevated mortgage rates look likely for the foreseeable future.
The good news is the other side of the equation. With more homes on the market at any given time, you can take your time, look at a few different properties, and negotiate once you find the home you really want. Yes, you will probably pay a higher mortgage rate than buyers did a couple of years ago. But you will have more options to choose from, and you will have real leverage to ask for the concessions you want.
Can You Still Sell for Top Dollar?
