One detail matters more than most buyers realize: Weddington sits just outside Mecklenburg County, in Union County. That means lower property taxes and access to Union County Public Schools, and both are big reasons families make the move out here.
Almost No Commercial Development, and That Is the Point
Weddington has almost no commercial areas, and that is by design. The town has intentionally kept its zoning large-lot residential, with most homes sitting on an acre or more, and it has said no to the strip malls and gas stations popping up everywhere around it. While Waxhaw, Wesley Chapel, and Indian Trail keep adding rooftops and retail, Weddington stays Weddington. That restraint is exactly what gives the town the look and vibe people fall in love with.
So where do you get groceries? This is the part people miss. You are ten minutes from everything. Shoot straight up Providence Road and you hit Waverly, which is your Whole Foods, restaurants, and shops, with Rea Farms right next door. Blakeney and The Arboretum are close by, and if you want to make a day of it, SouthPark is just up the road. Downtown Waxhaw is a quick drive away too. You live in the quiet, and everything you need sits ten minutes north.
Borders, ZIP Codes, and Why the Lines Matter
Here is something that confuses almost everybody, including people who live here. Weddington and the surrounding towns bleed right into each other. There is no gate and no welcome sign moment. You can be driving past acre lots and horse fences, blink twice, and be in a different town. Same road, same look, different tax bill.
It gets stranger. Weddington does not have its own ZIP code. Most of the town gets Matthews mailing addresses, and part of it gets Waxhaw addresses. So you can buy a home in Weddington and every piece of mail you ever receive will say Matthews, NC.

Weddington sits in Union County Public Schools, and the feeder pattern here is the one everybody wants: Weddington Elementary into Weddington Middle into Weddington High. All three schools sit within a few minutes of each other. Weddington High is consistently rated one of the best public high schools not just in Union County but in the entire Charlotte region. It ranks #32 in the state, #2 in Union County, and #963 in the nation.
And it is not just academics. Weddington High is an athletics powerhouse. The football program alone has multiple state championships, and Friday nights here feel like something out of a movie.
The Homes: Space, Privacy, and No Cookie-Cutter Streets
The whole appeal of Weddington real estate is space and permanence. Almost every home sits on an acre plus. Long driveways, mature trees, and custom homes that do not repeat. You will not find cookie-cutter streets where every third house is the same floor plan. And you will not find townhomes, apartments, or really any density at all. A few neighborhoods stand out. Highgate is Weddington's signature luxury neighborhood, filled with custom built estates. Twin Lakes offers luxury new construction homes in an absolutely beautiful setting. Lake Forest Preserve is a private neighborhood known for its custom brick homes.
What Homes in Weddington Cost
The average price for a home in Weddington is $1.465M, and that is the average, not the top of the line. It is quite a bit higher than the surrounding areas, but there is a real range within the town.
On the lower end, you can find older homes from the 80s and 90s, around 2,800 to 3,000 square feet on those big beautiful lots, in the $700K to $850K range. The heart of the market is your established neighborhoods like Lake Forest Preserve or Broomley, with somewhat newer homes at 3,500 to 4,000 square feet. At the top, new construction luxury estates in Luna Estates and Twin Lakes run 5,000 plus square feet at $1.75M to $2M and up.

The Tradeoffs: Weddington Is Not for Everyone
Let's keep it real, because this town asks something of you in return for everything it offers. Here are the four tradeoffs to weigh.
The price of entry. When the average home is $1.465M, there is no starter version of this town. You are paying the premium, period.
You drive for everything. There is no downtown Weddington, no main street, no corner coffee shop. The nearest gallon of milk is a 10 minute drive. For most people here that is the whole point, but if you want to walk to dinner, this is not your town.
The land you love comes with a to-do list. An acre plus means real maintenance. You are either mowing it, paying someone to mow it, or watching it win. Some properties out here are on well and septic, which is totally fine, but it surprises people coming from the city.
The commute. That 35 to 45 minutes to Uptown is real, and it gets a little longer every year.

Weddington is for the trade-up family. You have built your success, your kids are school-aged, and you want the trifecta: top schools, real land and privacy, and lower Union County taxes, all ten minutes from everything South Charlotte has. If that is you, there is no better town in this metro. Full stop.
Who is it not for? If you are a young professional who wants energy, walkability, and nightlife, look at South End instead. You would be miserable out here. If you want lock-and-leave low maintenance, a townhome in Waverly or Rea Farms will make you much happier. And if the budget is under a million, look at Wesley Chapel, Indian Trail, or Waxhaw. You can get a lot of house out there, and you are still in Union County schools.
