A NASCAR champion bought a piece of dirt in Huntersville as a rookie. Today that land is turning into a $340 million mini city, the biggest thing Huntersville has built since Birkdale Village.
Joey Logano's Town One is a walkable development on the southern edge of Huntersville, North Carolina. This post covers what is being built, when it opens, and what it means for your home value, your tax bill and your daily drive.
What Is Town One?
Joey Logano bought this property about 15 years ago, when he was a rookie. He has said he bought it for fun. Over those 15 years, a lot of developers reached out about building on the land, and the answer was always no.
That changed. Logano decided to create something special in our backyard, and crews broke ground about a year ago. The $340 million project sits on a 70 acre tract. Over the next three years, 54 of those acres become a walkable mini city with its own main street, restaurants, homes and offices.
Where Town One Is Located
Town One sits on Hambright Road on the southern edge of Huntersville. That makes it the first development you reach when you drive up from Charlotte.
It is right at the Hambright Express Lane exit on I-77, with a direct ramp into the toll lanes. Once the project is fully developed, residents should be able to get uptown in about 20 minutes.
Birkdale Village is about 10 minutes away, and so is the closest boat ramp on Lake Norman. Many locals are tired of how busy Birkdale is, and finding a parking spot there is close to impossible. With Town One and downtown Huntersville both finished, Huntersville will have three walkable districts for shopping and dining.
The Village Core
At the heart of Town One is the village core. It includes 75,000 square feet of restaurants, shops and everyday spots, built like an actual main street and not a shopping center. Storefronts sit right on the sidewalk, apartments sit above them, and patios face the street.
The developers describe it as Kingsley meets Southend meets Birkdale Village. If you know those three places, you can picture it. You can walk to dinner, coffee or the gym, and hundreds of your neighbors' front doors share the same block.
The 700 New Homes
Wrapped around the village core is the rest of the mini city, with about 700 new front doors. The mix looks like this:
305 garden-style apartments, with deck patios and a modern farmhouse, upscale casual look
327 urban flats, located above and around Main Street
About 70 townhomes for people who want to own here
There is one thing missing from that list: single-family homes on large lots. The developers are building for people who want to live on the main street, not near it.
That makes Town One a good fit for young professionals and empty nesters. These are buyers who care less about a big footprint and more about walkability.
Office Space and the Business Park
At the front of Town One you will find a five-story, 120,000 square foot Class A office building. From the top floors, you will be able to see the Charlotte skyline.
The developers are not only looking for office tenants. They want a company to put its headquarters here, which is a strong pitch because Town One is meant to be a live, work and play location.
Once phase one on the 54 acre section is finished, phase two begins. It is a 17 acre business park on the north end with flex industrial space, small manufacturers, workshops and showrooms. When it is complete, people will not just live, work and play here. They will make things here too.
Timeline and Tenants
As of filming, no specific commercial, retail or restaurant tenants have been named. The site plan gives some hints. It shows development pads for a brewery, a cantina and medical offices, with more restaurants and neighborhood service spots still being plotted.
The village core, meaning the restaurants, shops and homes, should be complete around 2028. Phase two then starts and should take about two more years. Three years from now, this could be a place you and your family visit or live in. In about five years, the whole project should be finished.
Impact on Home Values
We have seen this story before. When Birkdale was being developed in the early 2000s, the neighborhoods around it did not suffer. They became some of the most sought-after neighborhoods in Huntersville.
A national study of more than 90,000 home sales found that every point of walkability added about $500 to $3,000 to a home's value. The neighborhoods around Town One will most likely become more desirable.
Impact on Property Taxes
Town One could also help your tax bill. A UNCW study found that homeowners carry about 79% of the property tax base in North Mecklenburg. That is a huge share, and it is because there is very little commercial property in the area to help carry the load.
For perspective, homeowners nationwide carry about 60%. Every shop, restaurant and office at Town One starts carrying that load with you. Do not expect a big overnight change, but it takes some weight off homeowners in North Mecklenburg over time.
Impact on Lifestyle
Town One also changes how you spend your time. Birkdale Village is going through its own expansion, but it is still overcrowded. Town One gives you another place to shop and eat.
Think date nights and weekends with the family. It is the kind of place you will visit often.
Traffic and Construction
Not every impact is positive. The first one is everybody's favorite topic, traffic. Mount Holly Huntersville Road is already strained, and that is before Town One. Another big housing project has been approved just off the same road.
The complaint we keep hearing from locals is not "stop building." It is that the roads are not keeping up. That is fair. Josh drives these roads every day for work, and more development means more strain on roads that are already full.
Then there is construction. While Town One is being built, expect construction and dump trucks on Hambright Road and Mount Holly Huntersville Road for at least the next two years.
Our Take
Josh personally thinks the pros outweigh the cons. Town One adds a walkable option, new homes, new jobs and a broader tax base, and the trade-off is traffic and a couple of years of construction.
