Berewick is one of the largest master-planned communities in southwest Charlotte's Steele Creek area, a 1,070-acre neighborhood that Charlotte developer Pappas Properties has been building out since 1999 near the shores of Lake Wylie. More than 2,000 homes fill the community today, ranging from starter townhomes to larger single-family houses from a rotating cast of builders including Mattamy Homes, Eastwood Homes, D.R. Horton, KB Home, Lennar, MI Homes, and Ryan Homes, plus apartment and senior-living options that give Berewick one of the widest housing mixes of any Charlotte-area neighborhood.

The community's own Berewick Town Center, anchored by a Harris Teeter and a Walgreens along Steele Creek Road, gives residents groceries, dining, and everyday errands without leaving the neighborhood, while more than 300 acres of green space and miles of walking trails wind between the villages. The 5,200-square-foot Manor House anchors community life with a pool, splash pad, fitness center, sport courts, and a full calendar of resident events, and I-485 sits about 2 miles away for quick access to the rest of Charlotte and the airport.

HOA & Community Amenities

Berewick runs on a true master HOA, the Berewick Homeowners Association, managed day to day by William Douglas Property Management out of the community's own Manor House at 6625 Berewick Commons Parkway. Master dues have run around $200 per quarter for single-family homes, and they fund the neighborhood's shared amenities: an outdoor pool and children's splash pool, a fitness center, sport and volleyball courts, a playground, a fireplace and grill picnic area, and the walking trails that lace through Berewick's 300-plus acres of green space.

Several sections within Berewick, including Bella Sera/Glasgow Village, Stonehaven, Prestwick, and Newbridge/Castlecove, are set up as sub-associations with their own separate management companies and additional dues on top of the master HOA (Stonehaven townhomes, for example, have carried dues near $195 a month). Because coverage and cost vary block by block, confirm which HOA, or HOAs, apply to a specific address and what the current dues are before making decisions.

 

Location & Lifestyle

Berewick sits in Steele Creek, the fast-growing southwest corner of Charlotte, generally between Steele Creek Road and Dixie River Road a couple of miles inside I-485 and just a few minutes from the shores of Lake Wylie. The neighborhood's own Berewick Town Center covers everyday needs with a Harris Teeter and Walgreens, and residents can reach the additional shops and restaurants at Ayrsley Town Center and Rivergate in about 10 minutes.

Charlotte Douglas International Airport is roughly 10 to 15 minutes away, uptown Charlotte is about 20 minutes northeast via I-485 and I-77, and a public boat ramp on Lake Wylie is about 10 minutes from the neighborhood for an afternoon on the water. McDowell Nature Preserve, Carowinds, and the Charlotte Premium Outlets are all within a short drive as well, giving Berewick residents an unusually wide mix of nearby recreation and shopping for a neighborhood this far from uptown.
