Bridgeport

An Established Lake Norman Neighborhood Near Davidson

Bridgeport is an established single-family neighborhood on the Brawley School Road peninsula in Mooresville, tucked off Stutts Road just a couple of miles from downtown Davidson. Most homes went up in the early 1990s, with a handful of newer builds filling in lots over the years since, giving the neighborhood a settled, tree-shaded feel rather than a cookie-cutter new-construction look.

The neighborhood backs up to Lake Norman, and a community boat ramp gives residents water access even if their own lot isn't on the shoreline, while a handful of homes here are genuinely waterfront. Day to day, Bridgeport runs on a mix of midsize traditional homes on quarter-acre-ish lots, with a clubhouse, pool, and tennis courts anchoring the community's social side.

Schools In Bridgeport

Bridgeport falls in Iredell-Statesville Schools (I-SS), not Charlotte-Mecklenburg Schools, so the lookup tools and zoned schools are different from most of the Charlotte side of Lake Norman. Here's what's factual and sourced, plus what to verify.

Woodland Heights Elementary and Middle and Lake Norman High are the schools most commonly cited for Bridgeport, but some nearby listings also cite Coddle Creek Elementary, so attendance lines on this peninsula can vary by exact street. Confirm current zoning for your address through the Iredell-Statesville Schools attendance zone lookup (issnc.org/about/school-attendance-zones) before you buy.

HOA & Community Amenities

Bridgeport is governed by a mandatory HOA, Bridgeport Subdivision Homeowners Association, Inc., which maintains the community's clubhouse, outdoor pool, tennis courts, pickleball courts, playground, and a boat ramp with boat and RV storage that gives residents access to Lake Norman. Dues appear to vary by section of the neighborhood: recent listings show figures from roughly $190 a year up to about $210 to $243 a quarter, with one recent sale citing $233 a quarter.

Because the fee structure isn't uniform across every phase of Bridgeport, don't assume one number applies neighborhood-wide. Confirm the current dues, billing frequency, and exactly what they cover for a specific address before making an offer.
