Trilogy Lake Norman

A Resort Clubhouse With a Boat Club Built In

Trilogy Lake Norman is a gated, 55-and-over active adult community built by Shea Homes off NC Highway 16 in Denver, North Carolina, on the west side of Lake Norman in Lincoln County. Construction began in 2016 on more than 600 acres of former forest and meadow, and the community is still filling in toward its planned 1,100 to 1,200 homes, blending new construction with a growing resale market.

The centerpiece is the 30,000-plus-square-foot Twin Mills Club, anchored by indoor and outdoor pools, a fitness center, an art studio, a wine-tasting room, and The Foundry, an on-site restaurant and bar. Every Trilogy household also gets a Freedom Boat Club membership bundled into the HOA, putting Lake Norman boating within reach without owning a boat, and the community's single-story floor plans and lawn-care-included dues mean owners spend more time on the pickleball courts than in the yard.

Trilogy Lake Norman is age-restricted under the federal Housing for Older Persons Act exemption (at least one resident 55+), so few households here have school-age children. Lincoln County doesn't run a single online address-lookup tool the way some larger districts do; confirm current attendance-zone assignments for a specific address through Lincoln County Schools at lcsnc.org or by calling the district office before you buy.

HOA & Community Amenities

Trilogy Lake Norman's HOA, managed by Associated Asset Management (AAM), has recently charged monthly dues of about $511.65. That covers front and side lawn maintenance (backyards are the owner's responsibility) and full access to the Twin Mills Club, including its indoor and outdoor pools, fitness center, art studio, wine room, and The Foundry restaurant and bar, plus a Freedom Boat Club membership so owners only pay for gas to get out on Lake Norman. New-construction buyers also pay a one-time Working Capital Contribution reported at about $2,460 at closing, and there's a separate Twin Mills Club initiation fee of about $7,500, half of which is refundable on resale if the original buyer didn't use a builder incentive.

Because Trilogy is age-restricted 55+, at least one resident per household must be 55 or older under the federal Housing for Older Persons Act exemption. The community is still under construction toward its planned 1,100 to 1,200 homes, so new sections and floor plans continue to come online. Confirm current dues, initiation fees, and the exact amenity list with the HOA or AAM before making decisions.

An ALDI and a Walmart Supercenter are within about a mile or two in Denver, and Harris Teeter and Publix grocery stores are also close by. Beatties Ford Access Area, a public boat ramp on Lake Norman, is about five miles away for owners who want to get on the water beyond the community's own Freedom Boat Club fleet.

Trilogy sits within a growing cluster of 55+ communities on Lake Norman's west side, so residents have several nearby active adult neighborhoods to compare without leaving the area.
