Waterside at the Catawba
Waterside at the Catawba is one of Fort Mill's newer master-planned communities, roughly 900 homes off Whites Road, about a mile north of the Catawba River. Lennar launched it in 2015 and Taylor Morrison built the larger plans, with the last homes going up around 2021. It is a mix of townhomes and single-family, from about 1,600 square feet to just over 6,000, on wooded lots with modern floor plans and nothing left to renovate.

Forest Creek Middle and Catawba Ridge High sit just north of the community, and a sidewalk connection to them was completed in 2025.

Schools In Waterside at the Catawba
Fort Mill built three new schools for this growth corridor, and Waterside is zoned for all three. Two of them are close enough that plenty of kids here walk. Here is who your kids would be zoned for and how those schools measure up.
River Trail Elementary
Opened in 2020, about a mile from the community on Fort Mill Parkway.
Forest Creek Middle
Opened in 2021 on Whites Road. Listings and neighborhood guides written before then still name Banks Trail Middle for Waterside, which the current district boundaries do not support.
Catawba Ridge High
Niche grade, test scores and graduation rate from Niche; ratings from GreatSchools, retrieved July 2026. Attendance zones confirmed against the York County GIS school attendance boundary layer at four addresses inside the community, current for 2026-27. Zones change as the district grows, so verify assignments for an exact address with the Fort Mill School District Find My Schools locator before making decisions.
HOA & Community Amenities
Listing data shows single-family dues running about $100 a month, or $300 a quarter, roughly $1,200 a year. Townhome sections are billed separately and have shown up higher in recent listings, around $237 a month where the association covers more exterior maintenance. Dues support the clubhouse with its fitness center, business center and meeting space, the outdoor pool, the tennis courts and playground, and the trails, sidewalks and common green space. There is no public association website, so confirm who manages the community, the current dues for a specific section, and exactly what they cover before making decisions.
Location & Lifestyle
Waterside sits on the south side of Fort Mill (29715) off Whites Road, with Fort Mill Parkway running along the north edge. Downtown Fort Mill is about four and a half miles, roughly ten minutes. Everyday shopping is closer than the wooded setting suggests, with a Walmart Supercenter about two miles out and Target, ALDI and Publix in Rock Hill within about three. Kingsley Town Center, Baxter Village and Piedmont Medical Center Fort Mill all sit about four miles away, and the Anne Springs Close Greenway and the Catawba River access at the Lake Wylie dam are about five. The tradeoff is the interstate. I-77 at Gold Hill Road is about seven miles across town, roughly 15 minutes free-flowing, so uptown Charlotte runs about 21 miles and 36 minutes without traffic, Charlotte Douglas about 40 minutes, Ballantyne about 20 and Rock Hill about 19.
