Tega Cay

Where Lake Living Becomes a Way of Life

Tega Cay sits on a peninsula reaching into Lake Wylie, just over the South Carolina line and about 30 minutes south of Uptown Charlotte. It started in the 1970s as one of the lake's first master-planned communities, and when the original developer went bankrupt, residents did something rare: they incorporated their own city, stood up their own police and fire departments, and protected the golf, parks, and marina life that still define the place today.

The name is Polynesian for "beautiful peninsula," and it fits. For homeowners, Tega Cay delivers what most Charlotte-area suburbs can't all in one place: top-ranked Fort Mill schools, one of the safest communities in South Carolina, and real waterfront living that feels like vacation every day.

Location & Lifestyle

Tega Cay occupies a hilly peninsula jutting into Lake Wylie in northern York County, South Carolina, directly south of Fort Mill and about 30 minutes from Uptown Charlotte via I-77. Charlotte Douglas International Airport is roughly 35 to 40 minutes away depending on traffic, close enough for an easy commute but far enough to feel like a genuine lake retreat.

Life here revolves around the water and the city's own amenities: the 27-hole Tega Cay Golf Club, the Tega Cay Marina with its public boat ramp and seasonal slips, miles of walking trails, tennis and pickleball courts, and Windjammer Park's sandy beach on Lake Wylie. Because the city incorporated and took ownership of these amenities decades ago, there's no community-wide HOA -- everything from the golf course to the police and fire departments is funded through property taxes instead of monthly dues.
