Matthews Commons

Spacious 1990s Homes Minutes from Historic Downtown Matthews

Matthews Commons is an established, tree-lined subdivision of spacious traditional homes tucked off Sam Newell Road in Matthews, NC, in Mecklenburg County's southeastern Charlotte suburbs. Most of its two-story, four- and five-bedroom homes went up between 1996 and 1999 on quarter- to half-acre lots, giving the neighborhood the kind of mature trees and settled feel that newer subdivisions don't have yet.

The location does a lot of the work here. Harris Teeter, Costco, Walmart, Target, and Novant Health Matthews Medical Center all sit within about a mile or two, covering the daily errands. Historic Downtown Matthews, home to Stumptown Park, the Saturday Matthews Community Farmers' Market, and Brakeman's Coffee & Supply, is roughly two miles away, a short drive rather than a walk, but still close enough to make small-town downtown Matthews a regular part of life here.

HOA & Community Amenities

Matthews Commons carries a mandatory HOA, but it's a modest one: recent closing records show annual dues in the $155 to $165 range, well below what newer master-planned Charlotte-area subdivisions charge. A public search didn't turn up a named management company or association for the neighborhood, which is common for an established, amenity-light 1990s subdivision like this one.

There's no clubhouse, pool, or fitness center tied to the dues, unlike newer developments; the HOA appears to cover basic items like common-area and entrance upkeep rather than a resort-style amenity package. That keeps costs low, but confirm the current dues, what they cover, and who administers them through the seller's HOA documents or a closing attorney before making decisions.
