Shannamara is a golf course community built around The Divide, an 18-hole John Cassell II course that opened in 1997 and still winds through the neighborhood's brick-and-stone streets today. The roughly 700-home community was developed in the mid-to-late 1990s and early 2000s by The Williams Company along with several custom and semi-custom builders, and it sits in an unusual spot: right on the Union County / Mecklenburg County line, which is actually how The Divide got its name.

Homes here carry a Matthews, NC 28104 mailing address, but the neighborhood itself is inside the Town of Stallings, which handles police protection, trash, and recycling for the community. These are Union County Public Schools (UCPS), not Charlotte-Mecklenburg Schools, even though Shannamara's mailing address reads Matthews. A small pocket of the neighborhood sits on the Mecklenburg County side of the line, so assignments can differ address to address. HOA & Community Amenities

Shannamara has an active homeowners association, managed day to day by Braesael Management, that runs the neighborhood clubhouse, an outdoor pool with a slide and a toddler area, tennis courts, newly added pickleball courts, and a playground. The clubhouse itself has a large gathering room, a fitness room, and a kitchen, and the HOA keeps a busy calendar of block parties, golf outings, and holiday events for residents.

HOA dues are billed annually and have recently run in the neighborhood of $500 to $550 a year based on recent listings, covering the amenities above plus common-area upkeep. Dues can change and vary slightly depending on section and builder, so confirm the current amount and what it covers for any specific address before making an offer.

 

Location & Lifestyle

Shannamara sits off Stevens Mill Road between two I-485 interchanges at Idlewild Road and Lawyers Road, in the Town of Stallings on the Union County side of the Union/Mecklenburg line. The Stevens Mill Crossing shopping center, anchored by a Harris Teeter, sits about a mile away, and Stallings Municipal Park, with its walking loop, tennis and pickleball courts, and playgrounds, is a short drive from the neighborhood.

Historic Downtown Matthews and its restaurants and shops are about 10 minutes away, and Atrium Health Union West, a 40-bed hospital in Matthews, is roughly 3 miles from the neighborhood. Uptown Charlotte runs about 20 to 25 minutes depending on traffic, and Charlotte Douglas International Airport is a little farther still, so this is a neighborhood built more around golf, greenways, and local errands than a short commute.
