The Sanctuary is a gated, 1,300-acre private community on the Mecklenburg County shore of Lake Wylie, tucked off Shopton Road West about 20 minutes southwest of uptown Charlotte. It's an unusually low-density luxury enclave for the Charlotte area, just 187 total lots averaging over five acres apiece, with roughly 100 custom homes built out so far among the wooded, multi-acre homesites. The community was also the first in Mecklenburg County to achieve LEED certification, a nod to how much of its 1,300 acres stays preserved as natural buffer and open space.

Life here centers on The Camp, the Sanctuary's 17-acre lakefront amenity center with swimming pools, a splash pad, tennis and pickleball courts, a fitness center, a kids' room, an amphitheater, picnic areas, and a boating center with docks and boat slips. HOA & Community Amenities

The Sanctuary runs on a mandatory HOA whose assessments fund the Common Open Spaces and Amenity Center: landscaping across roughly 305 acres of common open space, 22 miles of private trails, the 15-acre-plus amenity center, kayaks and canoes, docks, 5 tennis courts, a full basketball court, 2 pickleball courts, full-time staff, a 24/7 gym, and the pool and splash pad. Dues have been cited around $1,530 per quarter on a recent listing, though amounts can vary by lot and section.

The HOA itself is not involved in home or lot sales, since every lot and home in The Sanctuary is privately owned, and the developer doesn't own any remaining lots.
