Regent Park
Regent Park is the northernmost community in Fort Mill, off Regent Parkway near Carowinds, and it is really 19 neighborhoods operating under one association. Homes here date from the early 1980s through the early 2020s and run the full range of housing types, condos, townhomes and single-family, built by a long list of builders over four decades. It is also built on a piece of local history, the former Heritage USA site, redeveloped after the PTL bankruptcy.

Regent Park Golf Club, a Ron Garl design opened in 1994, closed in 2016 and the land was sold for residential development. Portions have since been redeveloped with homes and apartments. If a listing still markets golf here, it is out of date.

This is the part of Regent Park that catches buyers off guard, so read it twice. The master association, Regent Park Community Owners Association, charged $958.15 for 2025, due in full on January 1, and that covers the private roads, common areas, pool, playground and tennis courts. It is managed by William Douglas Management. On top of that, individual neighborhoods inside Regent Park carry their own dues with their own managers, including Glenridge, Kensington, Grantham Place, Pike View, Manor Lake, Barclay Woods, Sheffield Point and Towne Square. Listing data shows those second dues running anywhere from about $79 to $320 a month depending on the section and the unit. Two homes a few streets apart can carry a $1,000 a year difference, and it usually does not surface until you are already under contract. Confirm both the master dues and any neighborhood dues for a specific address before making decisions.
Regent Park sits at the northern edge of Fort Mill (29715), off Regent Parkway, with Springfield Parkway and SC-160 as the main connectors and I-77 Exit 90 at Carowinds Boulevard the nearest interchange. Carowinds is about two miles away and Carolina Place Mall in Pineville about four, which makes this the best located community in Fort Mill for anyone headed toward Pineville or uptown. Uptown Charlotte is roughly 15 miles, generally 25 to 35 minutes depending on traffic. Food Lion sits at the entrance in Regent Towne Center, and Kingsley, the mixed-use town center at I-77 Exit 85, is a short drive south.
