Charlotte Suburbs Ranked: Every Suburb From S Tier to D Tier

Which Charlotte suburb is actually the best place to live? Whether you are moving to the Charlotte area or already live here and want to see where your town lands, the answer depends on schools, commute, home prices and how much there is to do right outside your door.

In this post, Josh Finigan ranks 24 Charlotte suburbs from S tier down to D tier. This is not a recap of an online ranking site. It is Josh's honest opinion, based on growing up here, living in several of these towns, and helping a lot of clients move to and within them.

How These Rankings Work

Online lists like Niche.com rank suburbs mostly on data. This list is different. It is 100% Josh's opinion, built from years of living in the Charlotte area and walking clients through these towns, and he is upfront that some picks will make people mad.

Each suburb is weighed on the same handful of things: how good the schools are, how easy the commute to Uptown Charlotte is, how far your money goes, how much there is to do inside the town itself, and the overall lifestyle and feel. A suburb with great schools but nothing to do and a long drive can land lower than you might expect, and a suburb with a few weak spots can still rank high if the overall package is strong.

Several of these calls were close. Where Josh went back and forth between two tiers, you will see that noted below, along with what would push a town up a tier in the next few years.

S Tier: The Best Charlotte Suburbs

Five suburbs made the top tier: Fort Mill, Cornelius, Weddington, Ballantyne and Marvin.

Fort Mill, SC

Fort Mill sits just across the border in South Carolina, but it is still very close to Charlotte, and I-77 runs right through it for a quick commute. The Fort Mill School District is ranked number one in the Charlotte area and in South Carolina, which is a major draw for families who want top schools.

Fort Mill also gives you three walkable downtown areas: Baxter Village, Kingsley right across the street, and downtown Fort Mill itself. Add in a long list of great neighborhoods and communities, and it is one of the top suburbs in the area.

Cornelius, NC

Cornelius sits just above Huntersville on the shores of Lake Norman, and it is one of the strongest lake towns around. Josh and his family plan to move there within the next year so they can be close to the lake with their boat, and the team is moving its office to Huntersville, so he admits he may be a little biased.

You get a quick commute on I-77, strong schools, and Birkdale Village to the south and downtown Davidson to the north. Cornelius does not have a walkable town center yet, but the town is building out downtown Cornelius around the Cain Center, so expect a lot more to do within a few years. Cornelius is also home to The Peninsula, a waterfront and golf course community with some of the best homes in the entire Charlotte area. If you are not shopping at that price point, there are waterfront communities with deeded or leased boat slips or a boat ramp that still give you easy access to Lake Norman.

Weddington, NC

Weddington sits between Waxhaw and Charlotte, right on Charlotte's doorstep, and it has some of the highest regarded schools in the entire Charlotte area. Inside Weddington it is almost all residential, and that is part of the appeal. You will find exquisite luxury neighborhoods and estates, and driving through means winding roads past estates and horse farms.

There is not much to do in Weddington itself, but you have plenty within a 5 to 10 minute drive, including Waverly, a newer walkable town center with restaurants and shops, and The Bowl at Ballantyne. If you want a large estate on an acre lot, this is where to look.

Ballantyne

Ballantyne has a Charlotte address and sits inside the city limits, and it is one of the most popular areas in the region. The Ballantyne Reimagined project is nearly complete. It created The Bowl, a brand new walkable district behind the Ballantyne Hotel with restaurants, shops and a park area for families. There is also The Amp, an outdoor amphitheater that brings in bands all the time, and Stream Park, which sits between the hotel and The Bowl. Josh recommends the Ballantyne Hotel to anyone relocating who wants a feel for South Charlotte.

Ballantyne has the top rated schools in Mecklenburg County, and homes that feed into Ardrey Kell High School are in high demand. Many businesses are headquartered here and the commute to Uptown is quick. The one real downside is traffic. Growth has outpaced the infrastructure, and Ballantyne tends to rank near the top of the worst areas for traffic. Even so, the schools, walkability and lifestyle make it a clear S tier pick.

Marvin, NC

Marvin is Weddington's sister town, right beside it in Union County and just behind Ballantyne. It is much smaller and almost entirely residential, so you will head to Ballantyne for shopping, dining and entertainment, which is a short drive. What sets Marvin apart is schools. Union County is one of the best school districts in the Charlotte area, and Marvin Ridge High School is the number one high school in Union County and one of the top high schools in North Carolina.

Marvin offers luxury neighborhoods with real space, with many lots at half an acre or an acre plus. It is also known for its equestrian culture, which is strongest in the Marvin, Weddington and Waxhaw area. Marvin earns its S tier spot because of the schools, so if schools are not a top priority for you, it may not appeal as much.

A Tier: Strong Suburbs With One or Two Tradeoffs

Four suburbs landed in the A tier: Waxhaw, Davidson, Tega Cay and Mooresville. Several of them were very close to S tier.

Waxhaw, NC

Waxhaw is in Union County, and a lot of people move to Union County from Mecklenburg County for the lower property taxes and strong school system. Schools are one of the main reasons people choose Waxhaw. It also has a historic downtown with shops, restaurants and a farmers market that gives it a real small town feel.

The tradeoff is the commute. Waxhaw is farther from Charlotte and has no interstate connection like Fort Mill or Huntersville. You rely on Highway 16, which can get backed up. Waxhaw is also one of the larger suburbs geographically, so your commute, schools and lifestyle can vary a lot depending on where in Waxhaw you live. Many residents end up spending most of their time in Waxhaw itself.

Davidson, NC

Davidson often ranks number one on online lists, and for good reason. It has one of the best historic, walkable main streets in the area, sits right beside Davidson College, is known for its schools, and is just above Cornelius for a quick commute.

Josh put Davidson in the A tier, knowing it may upset some people. The reason is waterfront options. Davidson is close to Lake Norman but offers very little on the water, mostly condos and townhomes on the east side of I-77 in Davidson Landing. If you want a single family home on Lake Norman, Davidson may fall lower on your list. Off the water, communities like River Run and Runnymede are great choices.

Tega Cay, SC

Tega Cay sits on a peninsula on the shores of Lake Wylie, and it feeds into the Fort Mill School District, one of the top in the area. Lake life and schools are the two big reasons people move here. Tega Cay is unique in that it feels like a neighborhood but is an incorporated town. It has a golf course, a marina, pickleball courts and a baseball stadium, with no HOA.

The catch is higher property taxes compared to other South Carolina suburbs. The topography also changes a lot, so a flat backyard is hard to find, and homes are often close together. For shopping and dining you will mostly head to Fort Mill or Charlotte, though The Grove at Tega Cay, a $250 million project on about 50 to 55 acres, will add a downtown main street. Phase one is expected within the next several months, and the full build out will take a few years.

Mooresville, NC

Mooresville is known as Race City USA, with a big NASCAR footprint. It is north of Davidson, so the commute is longer, but I-77 helps. The farther you live from I-77, either east toward the rural side or west toward the waterfront communities, the more time you add to your drive.

The Mooresville Graded School District draws a lot of families, and the walkable historic downtown has already seen a lot of revitalization, with shops, dining and things to do for the whole family. Housing variety is excellent: waterfront communities like The Point, one of the top communities in the Charlotte area, plenty of new construction from builders like Lennar, D.R. Horton and Taylor Morrison, plus historic homes and homes with more acreage. The distance from Charlotte and the airport keeps it at A tier for now, but as Mooresville keeps growing into its own city, Josh expects it to reach S tier.

B Tier: Great Value With Room to Grow

The B tier is Huntersville, Mint Hill, Concord, Belmont, Matthews, and Lake Wylie with Clover.

Huntersville, NC

Huntersville is just north of Charlotte with I-77 straight into Uptown, and it is close to Lake Norman too. It is well known for Birkdale Village, a walkable town center with great restaurants and shops. The town is also revitalizing downtown Huntersville, with Town One, another walkable shopping and dining district, on the way, and the Red Line expected to come into Huntersville.

Those projects are still a couple of years out, and the schools are a mixed bag, so Josh placed Huntersville in B tier for now. Once the downtown work, Town One and the Red Line come to fruition, he expects it to move easily into the A tier.

Mint Hill, NC

Mint Hill is its own incorporated town inside Mecklenburg County and very close to Charlotte. It is a great fit for buyers who want a little more space from their neighbors while staying near everything Charlotte offers. You can still find great homes at attractive price points, and the last two homes the team sold in Mint Hill both sold in under ten days.

There is not much to do inside Mint Hill, so you will head to downtown Matthews, South End, SouthPark or Uptown for shopping, dining and entertainment. Strong prices and land, balanced against limited amenities, make it a solid B.

Concord, NC

Concord is northeast of Charlotte, and its downtown was recently revitalized, so there is more to do than before. It is home to Charlotte Motor Speedway, so for NASCAR fans it may feel like S tier. Concord is in the highly rated Cabarrus County school system, and for the best of the best, look for homes zoned for Cox Mill High School. Prices are attractive compared to surrounding suburbs, but Concord can be a mixed bag depending on the part of town.

Belmont, NC

Belmont is in Gaston County, west of Charlotte, with a fairly quick commute. The farther south you live in Belmont, the more time you add, and I-85 backs up at rush hour. Belmont has a beautiful downtown with shops and restaurants, including Nellie's, owned by the Jonas Brothers' parents and Josh's go-to for Southern food. It is also home to Belmont Abbey College.

Housing ranges from historic homes downtown to larger lots and newer construction, especially in McLean on Lake Wylie, a little farther south, which has a brand new Del Webb 55+ community called Carolina Riverside. Prices are attractive. The schools are not bad, but they are not as highly regarded as others on this list. Josh's videographer Landon puts it this way: anything great about Belmont, you can find a little better in another suburb. Landon would go C tier, but Josh keeps it at a solid B.

Matthews, NC

Matthews is mostly in Mecklenburg County, with part in Union County, and some homes in Matthews actually feed into the highly regarded Weddington schools. It has a great historic main street with restaurants and shops, including Seaboard Brewery, Josh's favorite spot. He used to live in downtown Matthews. You are right on Charlotte's doorstep, with Ballantyne and SouthPark close by.

Josh likes Matthews a lot and went back and forth between A and B, but it does not offer as much as places like Davidson or Tega Cay, so he landed on B. It could easily go either way.

Lake Wylie and Clover, SC

Lake Wylie and Clover share a zip code and a school district, so they are ranked together. Lake Wylie is a boater town with lots of waterfront homes, waterfront communities and public lake access. Both feed into the Clover School District, which Niche.com ranks number two in the Charlotte area and number two in South Carolina. Josh is a proud Clover High School graduate.

The downsides are real. There is little shopping or dining nearby beyond spots like Papa Doc's and Copper, and no walkable downtown, which many residents mention. Traffic over the Buster Boyd Bridge can be a nightmare, so many residents commute through Belmont to reach Charlotte. Even though it is where he grew up, Josh puts it at a solid B.

C Tier: More House for the Money

The C tier is Indian Trail, Rock Hill, Harrisburg, Denver and Pineville. These towns tend to offer more home for your budget, with fewer amenities or a longer drive.

Indian Trail, NC

Josh calls Indian Trail Matthews' little brother. It sits right behind Matthews, and the commute to Charlotte runs about 35 minutes depending on traffic. Your money goes further here, with options from older homes with more space to new construction communities. There is not much shopping or dining, so you will head to downtown Matthews, Ballantyne or Charlotte.

Rock Hill, SC

Rock Hill is below Lake Wylie and Fort Mill, so the commute is longer. It is home to Winthrop University, where Josh's brother graduated, and it has a walkable downtown with good shopping and dining that is being renovated. The Rock Hill school system is not as highly regarded as Fort Mill or Clover, and with the longer commute, Rock Hill lands in C tier.

Harrisburg, NC

Harrisburg is just northeast of Charlotte beside Concord, knocking on Mecklenburg County's door, so you can get to Charlotte quickly. The schools are good but not as strong as others on this list, and there is not much to do in town, since it is mostly a collection of nice suburban communities. Your dollar goes further, so it is a great fit for a family wanting 4 or 5 bedrooms at a good price with quick Charlotte access. Josh was torn between B and C.

Denver, NC

Denver sits on the western banks of Lake Norman, the quieter side of the lake opposite Davidson, Cornelius and Mooresville. It used to be a small, quaint town, but heavy building has increased traffic and stressed the infrastructure, which locals say bothers them most. It still has a rural feel in places, and spots like Lake Norman Brewery and Joey's pizza. There is no downtown or walkable district, and because Denver is unincorporated, one is unlikely anytime soon.

Pineville, NC

Pineville sits next to Ballantyne between Charlotte and the South Carolina border, and Josh calls it Ballantyne's little brother. It is home to Carolina Place Mall, and its location is the big selling point: quick access to Uptown, Ballantyne, Baxter, Kingsley, downtown Fort Mill and Lake Wylie. Prices are much more attractive than Ballantyne. The main street historic district is a bit walkable and being revitalized, and The Garrison is worth a visit for food and cocktails. The schools are not as highly rated as Ballantyne or Fort Mill, and what is great about Pineville is mostly what is around it.

D Tier: Suburbs on the Rise

The D tier is Kannapolis, Gastonia, Troutman and Monroe. Josh is clear that several of these are changing fast and could move up in the next few years.

Kannapolis, NC

Kannapolis is one of the fastest growing suburbs in the Charlotte area. It sits northeast of Charlotte behind Concord, so the commute is longer. It is one of the most attractively priced suburbs on the list, making it worth a look for value or investment. The historic main street was recently revitalized, there is more to do than ever, and the town has its own minor league baseball team. The growth is still new, though, and with the longer commute, Josh put it at D tier.

Gastonia, NC

Gastonia is in Gaston County, west of Charlotte and a little farther out than Belmont. It is a mixed bag depending on the area. There is a downtown historic district that has seen a lot of growth, including Webb Custom Kitchen, but there is not as much to do yet, and the schools are not as highly rated.

Troutman, NC

Troutman, just north of Mooresville on the east side of Lake Norman, is one of the last true small towns on the lake. It has waterfront homes, waterfront communities and public boat ramps, and your dollar goes further than in Mooresville, Davidson, Cornelius or even Denver. Lake Norman State Park is here, with a public beach and a big mountain biking scene.

Troutman has a small main street and city planners have a lot in store over the next couple of decades. It is one of the suburbs Josh is most excited about, but it is farther from Charlotte and there is not much to do beyond outdoor activities. D tier today, and it could easily be C tier in a few years.

Monroe, NC

Monroe is east of Charlotte in Union County, behind Waxhaw, Indian Trail and Matthews. It feeds into the highly rated Union County School District, but its schools rank lower on those lists. Getting to Charlotte means Highway 74, which takes a long time, or the toll expressway. The historic downtown is being revitalized, but that will take years. Prices are the bright spot. Your dollar goes much further, and home prices are below the national average.

The Best Suburb Depends on You

Josh's rankings are one person's opinion, shaped by growing up in the Charlotte area and helping many families move to each of these suburbs. Your list could look completely different depending on what matters most to you in a home, a location and the amenities near you.

Marvin is a good example. It ranks S tier because of its schools, but a buyer who does not prioritize schools may prefer a town with more to do. A boater might rank Lake Wylie or Troutman higher, and a budget conscious family might put Harrisburg or Indian Trail near the top.
